Highlands Reserve Golf and Country Club is just
10 minutes from the Magic of the Disney Theme parks and our luxury
"Executive Plus" 5 bedroom, 3 bathroom fully air conditioned
villa with its own private pool is part of this development.
The layout of this spacious, and beautifully furnished vacation
rental home cannot fail to captivate you. The villa has every
modern convenience, and you will without doubt enjoy your vacation
in our home so close to the Wonders of Disney and the many other
attractions of the Orlando area.
The main living area is the centerpiece of this magnificent bungalow,
with its vaulted ceiling. The fully equipped and cleverly designed
kitchen is discreetly positioned in one corner adjacent to the
breakfast nook. The spacious lounge with its comfortable suite
creates a genial atmosphere in which to relax or watch a video
or cable TV if you should so wish. The separate dining room is
easily accessed and is fully equipped for a more formal meal.
The bedrooms are situated in two "wings" at either side
of the main living area, with a master bedroom in each wing. In
one wing you will find a large master bedroom with a queen size
bed, a cable TV, a vaulted ceiling, direct access to the pool,
a walk in wardrobe, and an en suite bathroom with a sunken bath
and a walk in shower. There is also a twin bedroom in this wing
with access to the master en suite (access can be closed off if
required).
The other wing has a master bedroom with a double bed and an en
suite bathroom. One of the two twin rooms in this wing can also
be allowed access to the master en suite bathroom (again this
can be closed off). The third bedroom in this wing, also a twin
room is directly beside the pool bathroom. All bedrooms are fully
furnished to a high standard and are beautifully decorated.
The 28ft x 14ft pool is carefully positioned in one corner of
the large fully screened pool deck to allow plenty of space for
use of the sun loungers.

The villa is on one level and is ideal for the
disabled. The Kennedy Space centre is approximately 90 mins away

Conveniently situated on Highway 27 just off
the end on Highway 192, Highlands Reserve is close to all the
shops and restaurants which are on the 192. The Disney complex
is easily accessed in less than 15 minutes. Universal Studios
is a 25 minute journey away. The proximity of Interstate 4 makes
travel to downtown Orlando and International Drive a problem free
task. The west and east coasts of Florida are just over an hours
drive away with the Kennedy Space Centre well worth a visit. Busch
Gardens is in Tampa and is just 60 mins away.
For the golfer, Highlands Reserve has a great 18 hole golf course,
while for the tennis enthusiast there are two tennis courts.
The children are not forgotten - there is a large communal swimming
pool (to compliment the private pool at the villa) and a children's
play area.

- Sandford Airport slightly further away at 45 mins.

We offer special OFF SEASON rates and some
very good specials rates even in high season - why not contact
us for your own personal price. All rates include tax. Pool heat
is charged at $15(£10) per day
The following are guideline rates. Christmas, Easter and School
half term are charged at $1050 per week

222 Nottingham Way - Terms and Conditions
Deposit: A deposit in the
amount of $100 or 10% of the agreed rental amount, whichever is
greater, is required to confirm the booking. The deposit is fully
refundable up to ten weeks before the agreed date of rental, though
an administration fee of $45 will be deducted from the refund.
Payment Method: The deposit and final payment can be made
by check, bank draft, credit card or PAYPAL. We endeavour to keep
our rates as competitive as possible, and for this reason we must
pass on the 3% charge that results form payment by credit card
or PAYPAL
Booking Confirmation: Your booking will be accepted by
e-mail or telephone and will be confirmed when the deposit is
received.
Balance due: The balance is due 45 days prior to the date
of occupancy.
Cancellation by you: If you wish to cancel your booking,
the person who made the booking must give written notification.
The date of cancellation will be the date that the written notification
is received. In the event of cancellation by you, the following
charges will apply: - 45+ days prior to arrival - loss of deposit.
29 - 45 days prior to arrival - 50% of total cost. Within 28 days
of arrival - 100% of total cost.
Cancellation by us: If circumstances arise beyond our control,
we reserve the right to cancel your booking. In this event we
will endeavour to find alternative equivalent accommodation or
refund all monies paid.
Pool Heat: The pool is fitted with an electric heater.
Pool heat can be requested when booking and paid for with the
balance payment. Alternatively it can be arranged with the Management
Company and payment can be made to them.
Experience has shown that pool heat is usually desirable in Nov,
Dec, Jan, Feb & Mar. If you wish to have a very "comfortable"
swim we would recommend you have it ON in Oct and April/May. For
those visiting in June, July, August and Sept - I am sorry we
do not have a pool cooler!
Swimming pools can be a source of danger, particularly for young
children. Please ensure that they are supervised at all times.
The owners will not be held liable for any resulting injury or
death.
Refundable Damage Deposit: The management company will
take a credit card imprint for $250 or the equivalent in cash
as a refundable damage deposit. This deposit will be refunded
net of any excess cleaning costs, replacement of lost keys or
repairs to any damage to the property or its contents. Please
note damages are not limited to the security deposit amount. (Minor
damage such as broken cups etc are not considered for this purpose)
Please report any breakage, however minor, to the managers so
that the villa can be left in perfect condition for the next guest.
Check in: The villa is available to you from 5 p.m. local
time. It is fitted with a number operated lock and you will receive
your own specific code before you travel.
Check Out: You are required to vacate the property by 11a.m.
in order to allow it to be thoroughly cleaned for the next guests.
Resort Tickets: The management company will arrange any
resort tickets that you require and their rates are comparable
with the lowest available. Once ordered the tickets will be delivered
to you at the villa.
Disclaimer: The owners and the managers of 222 Nottingham
Way do not accept any responsibility for injury, damage or loss
to persons or property which may occur while you are in residence
and will not be held liable for such injury, damage or loss.
Maximum Occupancy: The villa is licensed by the state of
Florida for short-term lettings to accommodate a maximum of twelve
(12) persons. Any numbers above this figure would place us in
a compromising position regarding the strict Florida State licensing
laws and would be in contravention of our terms and conditions.
Should a party arrive at the villa with more than twelve persons
then the Management Company will require the numbers to be reduced
to the maximum numbers allowed.
War, threats of riots, natural disasters, fire or adverse weather
conditions: - no compensation will be made due to any of the
aforementioned.
